This modern 4,200 s. f. home was a down-to-the-studs remodel of an existing 1970’s house. We created a passive solar home which is carefully stitched into the hillside and nestled back among towering trees. Wind your way up the meandering stairs as the house climbs gracefully 30ft from the front to the backyard. Beautiful limestone walls define the exterior of the lower level, as cantilevered rooms and decks float above. Enter through the custom Mahogany and glass door into a two-story light-filled foyer that connects to rooms above. Thoughtfully placed niches showcase the owner’s art, and floating slab stairs lead up to a music room and then to the main level. Place your hand on the beautifully crafted curved wood banister as it guides you up to the heart of the house.
We unlocked the home’s beauty and functionality by opening up the previously dark, viewless and divided floor plan; creating a flow between rooms, and adding expansive windows and decks, lifting ceilings and capturing breathtaking mountain views from every room. The main floor’s open plan connects a dreamy gourmet kitchen and the sunny breakfast nook to an elegant central dining room and airy great room. A double-sided modern gas fireplace anchors and delineates these vibrant social spaces. A custom barn door hides a jewel-box wet bar for easy entertaining, and just off of the great room a “bonco” (a raised platform bed) is a perfect pillowy nook for reading a book. There’s a hidden door in the bonco so kids can hide and play in a secret room. For us big kids, there are two gorgeous home offices, and up a few stairs there is a small family room for watching movies. Follow the main stairs to the highest level where you’ll find the bedrooms and access to the elevated backyard. A laundry chute is hidden behind a picture frame in the common hallway, and there’s a unique hanging bed in the kid’s room. On the south side, the new master bedroom is centered around a giant window seat, with a private deck and a commanding, million-dollar panorama of the Flatirons. The master bathroom has sunlight streaming in from skylights above, a floating vanity and a secret window giving it Flatiron views from the tub.
The home employs a variety of energy-efficient systems such as passive solar design, high-efficiency HVAC, “Tuned” Energy Star windows, full foam insulation wrap, LED lights and a robust smart home control package to achieve a HERS 50 energy rating (pre-solar).
